Reinstatement & Lease-End Handover · Singapore

Hand back your space.
Keep your deposit.

Your tenancy agreement obliges you to return the unit to its original condition — on the landlord’s timeline, to the landlord’s standard. Miss it, and you risk deposit clawbacks, holdover rent, and a dispute you don’t have time for. DESACE handles the entire reinstatement in-house, from first site survey to final sign-off.

Frequently Asked

Reinstatement,
explained.

What does “reinstatement” actually mean?+
Reinstatement means restoring your leased unit to the condition it was in when you first took possession — removing partitions, fixtures, cabling, and any customisation added during your tenancy, then repairing and repainting to match. It’s a standard clause in most Singapore commercial leases.
How much does reinstatement cost?+
Cost depends on the extent of fit-out you’re removing, whether structural hacking or M&E restoration is involved, and the size of the unit. We provide a fixed, itemised quote after a free site survey and lease review — no guesswork before you commit.
Do I need a PE endorsement?+
If your reinstatement involves structural modifications — such as hacking load-bearing elements or major M&E rework — a Professional Engineer’s endorsement is typically required by the authorities before works are approved. We coordinate this directly with a PE as part of the job.
How long does reinstatement take?+
Straightforward units can be turned around in days; larger or more complex spaces with structural works or PE endorsement can take several weeks. We confirm a realistic timeline against your notice period at the site survey stage.
Why not just hire whoever’s cheapest?+
A landlord-rejected handover costs far more than the difference in quotes — in holdover rent, deposit deductions, and delayed release from your lease. Getting it right the first time, with documentation to prove it, is what protects your deposit.
